IF YOU LIVED HERE...

Step past that alluring, sky blue frontage and your bright, elegant, dual aspect through lounge will provide the warmest of welcomes for you and your guests. Pristine white walls make the most of all that natural light, there's a striking vintage hearth set into the Royal Blue statement wall and blonde engineered hardwood runs underfoot. It all comes in at a generous 250 square feet.

To the rear your kitchen/diner is every bit as impressive. Twin flanks of sleek, smoky grey cabinets face each other across large format, complementary floor tiling. Worktops are solid chunky affairs and you have smart, letterbox splashbacks and a full suite of integrated appliances. Your dining space features a lovely exposed brick wall, bathed in natural light from bi-folding patio doors opening everything up to your rear garden, an immaculate length of Trulawn surrounded by bespoke timber fencing.

Upstairs now, for your principal bedroom, over 160 square feet of tranquil space with twin windows dressed in bistro shutters and smoky grey carpet. Two more bedrooms complete the first floor sleeping arrangements while your family bathroom's a sumptuous affair with marbled tiling from tub to ceiling and sleek designer suite. Upstairs again and your splendid double loft sleeper sits dual aspect between twin skylights rear window, while the penthouse effect is completed by a sleek en suite.

Outside and, as noted, you have so much that makes our borough so special within easy reach. Walthamstow Village is around a half mile on foot, home to the finest range of independent wining and dining establishments for miles around. Be sure to check out the regular Sunday Jazz at The Nag's Head. Also, the open green spaces and landscaped gardens of Lloyd Park are just a fifteen minute stroll, home to cafes, courts and a popular Saturday farmers market.

A WORD FROM THE OWNERS...

\"We have spent nearly eight wonderful years in \"the blue house\". We came here as two and are now a family of four, and the house has plenty of space for everyone. Being a cul-de-sac, Kingsley Road is quiet and peaceful - our daughter learnt to ride her scooter down the street! - and there's a lovely sense of community with lots of young families on the road.
We are leaving with a heavy heart to upsize for our ever-growing family. We love strolling down Wood Street, whether it's picking up some beers from Clapton Craft or getting a coffee and a sweet treat from one of the fantastic coffee shops/bakeries. In the summer we often take our kids for a splash in the fountains outside the Town Hall, on our door step, and are only a short stroll from Lloyd Park with its open spaces and Saturday food market.
The commute to work is really easy with regular trains from Wood Street station less than 10 minutes walk away running straight into Liverpool Street. We hope the new owner loves this place as much as we have!\"
