Description

A sublime, light-filled, two bedroom Victorian terrace with garden in our highly coveted Poets' Corner neighbourhood. You're a short jaunt from Hoe Street and Walthamstow Central station here, plus natural retreats are gathered close by.

Take a stroll around the moat, picnic with friends or wrap your tastebuds around delectable street food in our lovable gem of Lloyd Park. It's just a six minute stroll away. Or jump on your bike to be at Epping Forest in eight minutes. From here you have dedicated cycle routes southwards through Leyton Flats to Wanstead Flats, so you can blow the cobwebs away whenever the mood takes you.

IF YOU LIVED HERE...

You'll be cooking up a storm in the heart of your new home - your 265 square foot kitchen/diner. It's a beautifully appointed space drenched with natural light courtesy of those twin lightwells. Sage green cabinets with brass handles contrast with sparkling green splashbacks to fine effect, and the dining and reclining areas overlook your west-facing rear garden. Slide open the floor-to-ceiling doors here to step out onto an immaculate patio.

Explore further for lawn, raised beds and that unique studio, all overseen by screening foliage. Head back through the house, past the wealth of integrated understairs storage and handy utility/WC, and your 145 square foot lounge is on the right. Walls are pistachio green, you've an exposed brick fireplace, and there's open storage built around the chimney breast. Natural light spills in from the stairwell, an invitation to pad up those white wooden steps.

Up here your primary bedroom's 140 square feet with more built-in storage, an Aegean blue statement wall and stained glass framing a leafy view. Bedroom two's a versatile eighty square feet, while the bathroom's a designer affair in Juniper green hexagons, upright pearl-effect metro tiles and a floating sink. A lovely solace for either end of the day.

Outside and you're just seven minutes on foot from Walthamstow Village - these peaceful, part-pedestrianised streets are home to some of the finest restaurants, bars and gastropubs for miles around. From the delicious small plates at Orford Saloon's Tapas, to the delectable cocktails of Bargo to the fine European cuisine served up at The Kitchen, there's something for every mood, palate, taste or occasion right at your fingertips.

WHAT ELSE?

- Local schools are chiefly excellent, you have thirty in a one mile radius alone rated 'Good' or better by Ofsted. The 'Outstanding' Walthamstow School for Girls is just five minutes away on foot.
- That garden studio is fully powered and ideal for turning to all manner of uses, from home working to a home gym.
- Walthamstow Central station, with its direct, twenty minute runs to Oxford Circus and Liverpool Street, is just half a mile on foot. The bus station here will speed you to myriad further destinations all over the capital.

A WORD FROM THE OWNERS...

\"We moved into 27 Aubrey Road in 2020, and have loved our four years here. The street is ideally located - we feel like we're close to everything Walthamstow has to offer: Walthamstow Central, the village and Lloyd Park are all only ten minutes' walk away, while Wood Street and Blackhorse Road are both only a little bit further. Aubrey Road itself is quiet - sitting out in the garden is incredibly relaxing. We love the house as well, it has all the features you could want, including a large kitchen/diner perfect for entertaining, a utility room, plenty of storage including understairs cupboards and the boarded loft, and a shed which is perfect as a home office. The house gets a lovely breeze in the summer and is cosy and bright in the winter thanks to the skylights and underfloor heating. This house is a real gem and we hope the future owners will be as happy here as we have been.\"
