If you want to know about someone's home, a good place to start is by asking the owners. Or even, you could take that step one further and ask the children instead... which is exactly what I did! 

And what I learnt was two things about this lovely house in Princes Street, Oxford from a childs perspective: 1) that it's good to have a separate sitting room away from the family room and kitchen/dining room where you can sit quietly away from the others and read or perhaps play games... you don't always want to be in your bedroom, apparently. 2) You're just a few minutes walk from Mario's who (allegedly) do the best pizzas EVER. Mum and dad make the call and the kids go collect AND Mario keeps an eye out for them. Neighbourly community indeed! 

Welcome to number 14 Princes Street, St Clements, Oxford where the location is very much part of the attraction. Close enough to the town centre via a comfortable 5 minute cycle ride or 20 minute stroll. Interestingly, you are five minutes walk to a bus stop from where you can get regular buses straight into London and airport buses to Heathrow and Gatwick. To the house! This is a lovely victorian terraced house that has been well cared for and maintained by the present owners who moved here fourteen years ago. It was modernised and extended to a very high standard shortly before they moved in. 

What you notice on first entering is the front reception room, big bay window so, lots of light after middayish - it's West facing. As it's a slightly raised ground floor and set back from the road, there is also a good deal of privacy. Then moving towards the back of the house you come to the family room big enough for the large comfortable sofas and armchairs. It's also connected to the kitchen/dining room via a wide square arch - great for those shouty conversations between whoever is cooking and the person who can't be bothered to get out of the armchair. 

The kitchen/dining room is worth a mention for a couple of reasons, firstly for the beautiful newly reconditioned wooden flooring and solid wood work surfaces and secondly for the spectacular ceiling ironwork used to frame the glazed roof and which were rescued from a nearby decomissioned railway station... a little bit of history in the kitchen. Slightly less exciting but important nevertheless this is where we find the utility room and the downstairs loo! 

Just before we head upstairs, a word or two on the cellar. This is accessed from the middle reception room and provides great storage. The ceilings are too low for it to be used for accommodation but this of course, could be done subject to all the normal planning permissions. 

Up to the first floor. Here we have the main bedroom overlooking the rear garden and which has a bathroom en-suite behind..... a hidden door. On this level, we also have a second bedroom and family bathroom complete with separate shower. 

Up to the second floor where we have a single bedroom at the front of the house. It does have a sloping ceiling but it is, nevertheless, a comfortable size. Then at the back we have a lovely large bedroom - definitely a double - with good ceiling height and a lovely view across the garden, lots of trees and over to South Park! 

Then to the outside where at the front there is a rare and coveted parking space - admittedly not great for an SUV but will amply accommodate a small family car. Then at the rear an absolutley lovely 120 foot (approx) long garden. Mostly lawn with some beautiful mature trees, a patio area for summer evening barbeques and also a couple of sheds for, well, we all need sheds! 

There we have it but much better to come and have a proper look for yourselves and hopefully, you'll love what you see!
