On the instructions of Hastings Borough Council we are offering a very attractive block of land with significant environmental & BNG potential situated on the outskirts of Hastings & Bexhill.
\rA very attractive block of land comprising a mix of arable ground, pasture, woodland and marshland in an elevated position with significant environmental and Biodiversity Net Gain (BNG) potential, all accessed off the main Crowhurst Road via an established right of way.
The land itself slopes gently from the north to south and is subdivided by a network of traditional hedgerows, wooded shaws and fences into a number of enclosures comprising of permanent arable land to the north, woodland in the heart of the holding and grassland and marshland to the south.
The land has an Agricultural Land Classification of Grade 3/4, with soil types comprising of Acidic Loam/Wealden Clay formations susceptible to seasonal waterlogging. Much of the block sits within the Combe Valley Special Site of Scientific Interest (SSSI), with some of the woodland designated as ancient woodland.
